Based on a 650 sq. ft. development space with existing back-yard / side entrance & proper legal egress windows.

Concrete cutting for legal egress windows and the construction of a seperate entrance where there is no back/side door are additional costs.

Overview

  • Design consultation with customized scaled drawing.

  • All required City of Calgary permits for a fully legal 1-bedroom suite including building, electrical, plumbing & gas permits.

  • Legal  suite includes with full-sized kitchen and eating area, expansive living space, 3-piece bathroom, and storage space.​

  • We provide an additional 2 year warranty on labour and materials.

Details

  • Separate HVAC, thermostat, & humidifier.

  • We will outline a personalized plan to take to our architect and designer who will develop a customized floor plan/drawing for your space that maximizes the potential number of bedrooms and quality of living space in your unit.

  • We will oversee the permitting process to ensure your basement suite follows all City of Calgary code and is fully legal, and safe, using the optimum building materials.

​

  • Our project manager will oversee our highly-skilled certified professional tradespeople and ensure their work is completed in a timely and efficient manner.  

​

  • We will make certain there is clear communication throughout the construction process and that your property is cleaned and treated respectfully.

​

  • We provide an additional 5 year warranty on labour and materials.

$10,000 City of Calgary Incentive Program

Overview

  • The Secondary Suite Incentive Program supports safe housing for all. The program will provide qualifying homeowners with up to $10,000  to build and register a secondary suite.   

​

  • The incentive application must be filled out by the homeowner. The funds will be issued to the name given on the application form.

​

  • The incentive applies to suites built within the main dwelling, not for backyard or detached suites.

​

  • Applications are limited to one per person, and you must own the property through the entire process.  

​

  • Qualifying homeowners can apply for the program if they have an active building permit for a secondary suite. â€‹â€‹â€‹â€‹â€‹

Applying

  • You will qualify for reimbursement for the cost of installing all required safety elements that aren't in the space when you apply. The program will not fully fund construction of a secondary suite. 

​

  • To receive your pre-approved amount, you will need to submit receipts or paid invoices for costs directly related to the construction of your suite.

​

  • Only receipts and payments dated after your date of application to the incentive will qualify for the total amount spent.

​

  • You must spend at least as much as you were pre-approved to receive to get the full amount.

Overview

  • For homeowners that are looking looking to market their home online for potential renters, Sanctuary spaces will provide a complementary professional video and free professional real-estate photos of your completed legal basement suite so you maximize return on your investment.

​

  • We will also provide you with a simple guide of how to showcase your legal suite on websites such as rentfaster.ca so you can get the most qualified renters for your legal basement suite.

Overview

  • A legal secondary suite is an additional living space to the primary residence that has its own entrance, kitchen, bathroom, bedroom, electricity, water, and sleeping/living facilities.

  • The suite is accessible from outside without passing through the main dwelling unit. 

​

  • Essentially, it’s like a legal apartment on your property meaning another individual can live there and turn your single-family home into a multi-family home.

  • Our designer will develop a customized floor plan for your space that maximizes the potential number of bedrooms and quality of living space in your unit.

  • We will ensure that the heating, cooling, electrical, plumbing and insulation of your secondary unit is augmenting your energy efficiency.
